Ireland’s leading hotel operator, Dalata Hotel Group (Dalata), is expanding its presence in Europe with the acquisition of a development site in Edinburgh, the UK and a leasehold interest in Hard Rock Hotel Amsterdam American, the Netherlands.
The hotel operator acquired the site at 28 St. Andrew’s Square in Edinburgh, Scotland, from Aviva Life & Pensions UK for £12.5m ($15.19m).
This purchase amount was paid by Dalata from its existing cash and loans.
The site includes a Category A-listed building that is presently lying vacant, with permission granted by the planning authorities for an extension to both the rooftop and rear of the property.
Dalata also intends to submit a revised planning application in the first quarter of next year to build a new four-star Clayton Hotel, which is anticipated to be completed by mid-2026.
The hotel will include 153 bedrooms, a bar, a restaurant, a dry gym and two large meeting rooms.

Once operational, the new hotel will offer approximately 60 new employee opportunities.
Under Dalata’s sustainability strategy, the new hotel will be one of the company’s first to be designed to operate with zero on-site carbon emissions.
Dalata has entered the hotel market in the Netherlands with the acquisition of the leasehold interest in Hard Rock Hotel Amsterdam American, which was announced by Dalata in September 2023.
Pursuant to the deal, Dalata purchased the entire issued share capital of American Hotel Exploitatie, which holds the operating leasehold of Hard Rock Hotel Amsterdam American, for $31m from Zien Group.
This deal amount will be funded from Dalata’s existing cash and loans.
Owned by Deka Immobilien, the four-star hotel includes 173 bedrooms, a ground floor lobby, a café and a bar.
It will now be rebranded as Clayton Hotel Amsterdam American, with Dalata intending to invest roughly $4.73m in improving the property over the coming years.
Dalata Hotel Group CEO Dermot Crowley said: “In the year to date, we have announced four new opportunities in three of the strongest city hotel markets in Europe – London, Amsterdam and Edinburgh.
“We will continue to seek out further opportunities in our target markets.”
Dalata operates 53 hotels in Ireland, the UK, Germany and now the Netherlands.
