UK hotel brand Travelodge has acquired an office building in St Pauls, London, to convert it into a new hotel.

The 24,000ft² Genesis House on Godliman Street will be transformed into a Travelodge hotel featuring 95 rooms and an 85 Bar Cafe.

This development aligns with the company’s strategy to expand its network.

The purchase of Genesis House is a self-funded endeavour by the Travelodge OpCo Group. Conversion works are expected to commence in early 2026.

The hotel is slated to open for business in the first quarter of 2027, subject to the necessary planning permissions.

Lewis & Partners advised the sellers on this transaction. Genesis House is currently partially occupied by offices under short-term leases.

Travelodge CEO Jo Boydell said: “The acquisition of Genesis House marks a positive step in our UK development strategy, as we seek to grow and optimise our estate of hotels and enhance value by diversifying our freehold/leasehold split.

“Office-to-hotel conversion is a sustainable way of developing, as it allows us to meet the growing demand for budget hotels while reducing the carbon impact that new development brings. We are also happy to be continuing to expand our portfolio in London, where we currently operate 82 hotels, with a further five developments underway.”

Travelodge has identified more than 300 potential locations for new hotels in the UK. The expansion strategy is bolstered by a market review that highlighted gaps in the hotel sector.

In addition to seeking new development opportunities, Travelodge will also consider extensions to its current properties.

Founded in 1985, the brand has a portfolio of more than 600 hotels with over 47,000 bedrooms across the UK, Ireland and Spain.

The company continues to invest in its ongoing hotel refit programme, which is anticipated to see 50% of the Travelodge room estate upgraded to its new design by the end of this year.
