Spurs adds five storeys to stadium-side hotel plan

The developer aims to extend the height of the F3 Architects-designed tower near the Spurs stadium by 17m.

Tottenham Hotspur (Spurs) Football Club has submitted plans to expand a 22-storey hotel it intends to build just south of its north London stadium. The proposed modifications, presented to Haringey Council in a pre-planning application, aim to increase the height of the tower by adding five storeys. This would raise the tower's height by 17 metres.

The development is designed by F3 Architects and is located east of Tottenham High Road, adjacent to the Spurs stadium.

Enhancing the building's design

The proposed changes to the hotel tower's design include slimming down the base to achieve a more distinctive, "blade-like" appearance. The objective is to create a more slender base and enhance the separation between the tower and the recently constructed stadium.

The pre-planning application, submitted for consideration by the council's planning committee on 5 June 2023, proposes a Section 73 amendment to the design, layout and massing of the planned 180-room hotel and 49-apartment tower.

Original planning permission and additional phased development

In 2016, Spurs obtained planning permission for the original design of the building after submitting plans and engaging in a consultation process that began in 2015. The permission, which included both full and outline components, covered a number of buildings planned for the phased redevelopment of land south of the stadium.

In addition to the hotel tower, full planning permission was granted for architecture firm Populous's stadium, completed in 2019, and the "Tottenham Experience" building, which incorporates the Grade II-listed Warmington House and houses the club's megastore, ticket office, cinema and café.

The permission also included outline planning for a 50-metre-high extreme sports building, a community health centre and four housing blocks ranging from 16 to 31 storeys.

Design considerations and revised layout

Spurs stated that the proposed modifications take into account developments in the hotel sector, as well as updates in building regulations and planning policies since the original planning permission was granted.

The new layout of the building aims to keep access to hotel rooms and residential apartments separate. The increase in floor area resulting from the additional storeys will allow for the provision of larger apartments compared to the previously approved design.

However, a roof terrace and bar that were initially included in the plans will be removed.

Next steps and future development

The pre-planning application submitted by Tottenham Hotspur is a preliminary step that precedes the full planning application. This will be submitted later in the summer of 2023.

The club is awaiting the completion of the pre-application process with the London Borough of Haringey. Throughout the design change process, Spurs has engaged closely with council officers and the design review panel. The club also intends to seek further engagement from local stakeholder groups.

Tottenham Hotspur is simultaneously preparing to develop land west of its stadium, aiming to build 646 new homes, shops and workspaces on club-owned sites such as the Goods Yard, the Depot and Printworks.
